What are the 2026 Title 24 Electrical Requirements for Guest Houses?

The proposed 2026 Title 24 standards (California Energy Code, Part 6) aim to advance energy efficiency and grid integration for guest houses and accessory dwelling units (ADUs). While the 2022 standards currently govern new construction, the 2026 draft proposals include several critical updates:

  • Electric-Ready Provisions: New units would be required to include a dedicated 240-volt circuit and outlet near the electrical panel, specifically reserved for future electric vehicle (EV) charger installation.
  • Heat Pump Mandate: The draft rulemaking points toward requiring heat pumps for both space heating and water heating. This would effectively eliminate the use of gas-fired equipment in new ADUs.
  • Grid-Interactive Technology: Under these proposals, new electric water heaters would need to be grid-interactive, allowing them to adjust power draw based on utility signals to better manage grid demand.
  • Energy Efficiency Baselines: We anticipate a continued focus on high-efficacy LED lighting paired with occupancy or vacancy sensors, as well as strict insulation levels for ceilings and walls to minimize electrical demand for HVAC systems.
